The bank is the slowest part of buying land. We took it out.
Raw land is hard to mortgage. Most lenders will not touch an unimproved parcel, and the ones that will want a large down payment and a long underwriting process anyway. We finance the balance ourselves instead.

We settle the down payment, the rate and the length. Terms on most parcels are negotiable depending on how much you put down.

What we tell every buyer
Cheap land is cheap for a reason, and the reason is usually access, water or zoning. We would rather you know the reason up front than discover it after closing.
Each listing states what is settled and what is not. Two of the New York parcels need an easement and say so plainly. One Oregon tract has a well with test results on file, and another has power a mile away. Where a document exists, it comes with the sale.
Verify everything independently before you close. Check legal access, acreage, zoning, permitted uses, utility connection costs, septic requirements and boundaries. If anything on a listing does not match what you find, call and tell us.
